What We Do

Complete Structural and Mechanical Inspection

Each residential inspection item listed below is observed for various structural and 

operational functions as prescribed by the Texas Real Estate Commission. 

Inspection items include:

 

Foundations  Grading and drainage Roof coverings
Roof structure (attic) Walls (interior & exterior)  Ceilings and floors
Doors (interior & exterior)  Windows Fireplace & chimney
Porches & decks Electrical panels & circuits Heating & air conditioning
Ducts & vents Plumbing  Tubs, commodes, showers
Water heaters Appliances (built in)  Miscellaneous systems

 

Price Schedule

For single family homes (subject to change)

Complete structural and mechanical inspection for a 

typical single-family home with slab-on-grade foundation:

 

11 cents per square foot

(minimum fee $299)

 

add 1% for each year of structure age

(pier & beam foundations slightly higher)

(add $12 transportation surcharge)

3-phase inspection of new residential construction

Phase 1: Pre-Pour Inspection

 

Price varies with size of home, averaging about $200

 

Observation of conditions before concrete is poured (for slab-on-grade foundations).

 

Observations include:

 

Debris or roots in excavation and integrity of vapor barrier.

Straightness, sleeving, and appropriate spacing of post-tensioning tendons (cables).

Grade beam wall dimensions

Proper sleeving and installation of rough plumbing penetrations

Apparent form brace strength

Proper sill anchor installation and spacing

Rough grading conditions

Reinforcing bar patterns – support – embedment – weather exposure

Water service sizing

 

Phase 2: Post-Rough-In (Framing) Inspection

 

Price Varies with size of home, generally calculated to be 8 ½ cents per square foot, averaging about $225

 

Observation of conditions after foundation is poured and framing is completed.

 

Observations include:

 

Post-pour foundation conditions

Framing quality (grade, flaws, notching & boring, reinforcement techniques)

Load bearing configurations and nailing schedules

Use of joist hangers

Appropriate use of manufactured wood-product components

Plumbing and A/C refrigerant line nail stops

Vent installation conditions (plumbing, dryer, bath, furnace, fireplace)

Rough grading

 

Phase 3: Final Inspection, Structural and Mechanical

 

11 cents per square foot
