FOUNDATION PERFORMANCE ANALYSIS 

All soils compress, and all foundations are subject to settlement. When settlement is slight, uniform, or anticipated in the foundation's design, it is of little concern. When a foundation settles unevenly, (differential settlement), it introduces stresses which can weaken the building. 

Although your foundation may have been installed out of level, factors other than an out-of-level condition are good indicators of subsequent foundation movement. These include:

  • Visible cracks in the foundation perimeter grade beam

  • Window and door frames which are out of square

  • Roof rafters separating from ridge boards

  • Brick or wallboard surfaces which display characteristic patterns of deflection or cracking

A computerized foundation performance analysis is a measure of your foundation's departure from

 dead-level across its horizontal plane. Electronic foundation performance analysis allows for more

 reliable structural findings when visual evidence of settlement is marginal, ambiguous or

 conflicting. 

The equipment utilized for this measurement is so accurate that foundation deflection as slight as 1/10th inch can be reliably documented.

Computer foundation performance analysis is provided only when deemed appropriate by the inspector.
